It is highly recommended that you commission your own Building & Pest report prior to purchasing any property. While vendor-prepared reports may be available, it is crucial to obtain your own independent report to ensure that all aspects of the building are thoroughly assessed and to mitigate any potential risks.

There are several reasons why getting your own report is important. Firstly, the vendor’s report may have limitations or omissions that could be crucial to understanding the property’s condition.

If the subfloor area was not inspected nor reported on within the vendor’s report due to the vendor having excess personal belongings stored within the subfloor, having your own report commissioned allows you to instruct the vendors to clear that area prior to our arrival so that it can be properly assessed and reported on.

2. Every service provider works in the best interest of their client. By commissioning your own report with The Property Inspectors (TPI), you can be assured that the report will be prepared in a simple, direct, and unambiguous manner with your best interests in mind, providing clarity on any issues within the property.

3. TPI takes a comprehensive approach to address the scope of work you specify, ensuring that all relevant aspects are covered.

4. Relying solely on a report prepared by the vendor or listing agent may not provide a complete picture of the property’s condition. Their report may have been prepared based on a brief provided by the vendor, which may not cover all necessary aspects. By commissioning your own report, you can ensure that the assessment aligns with your specific requirements and covers all areas of concern, e.g. Having the plumbing & electrical trades inspected or having the pool inspected or having any cracks assessed by a structural engineer or by having any illegal structures assessed and commented on by a town planner together with a building report on the subject property.
