A property condition report is a detailed dilapidation report that provides advice to an owner about the current condition of a property.
A condition report includes all structural defects within the core fabric of the building, together with any minor defects within the fit out, fixtures and fittings, if there are defects or safety hazards within the property, a condition report makes the owner aware of these.
A condition report is often commissioned for projects where a sensitive or high risk opportunity exists within the neighbouring properties or stakeholders.
If a tenant is occupying a property and the landlord wishes to know that that the tenant is maintaining the property in the condition it was in before they occupied it, a property condition report is advisable.
Condition reports are used for the benefit and protection of property owners, tenants, stakeholders and builders.
NB The pro-rata rate for more than 3 rooms or any m2 over and above 100m2 under this cost option is as follows.
Non-Urgent – $330 per room or $9.90 + GST per m2
RRP – $430 per room or $12.90 + GST per m2
Urgent – $560 per room or $16.80 + GST per m2
