Rooftop Assessment

The Property Inspectors are regularly engaged to inspect properties for sale in order to produce a pre-purchase report.

Our fieldworkers are required to carry a 3.6m ladder and they will use the ladder within WH&S Guidelines, and at no time will our fieldworkers disembark from the ladder and walk over the roof.

All assessments are done form the perimeter edge of the roof, where our inspector will have at all times a three-point connection with the ladder; two feet and one arm. Our inspector will use his camera and / or torch within his spare hand to assess the asset and make notes within the report.

Below are the limitations for a single inspector working within WH&S Guidelines for any building inspection and report.

  1. Roof elevations with a gutter line above 2.7 metres will not be accessed by a single inspector. If a roof is to be inspected above 2.7 metres off the finished ground floor level, a second inspector and / or harness is required. This will come with an additional fee over and above the already commissioned cost option selected.
  2. Should it have rained on the day of the inspection or if the roof or floor is wet and damp or unstable, the inspector will not access the roof from the ladder. A second inspection will be required to be commissioned and paid for should the roof aspect of the building need to be reported on.
  3. The roof assessment will be done from the ground floor only.
  4. The Ladder will not be installed within 1.5 metres of a ledge or potential fall.
  5. The ladder must be able to be installed safely on stable and level ground and on a wall or gutter that will enable the inspector to safely use the ladder. The inspector has the sole obligation to assess that safe access is available while on site and if any inspector chooses not to access the roof or an elevated areas it is up to the inspector to conclude that opinion.

Should You Want A Roof Inspected That Is Located Above 2.7 Metres The Following Options Are Available:

  1. A two-person team can return to the property to inspect the roof using an extension ladder up to 5.4 metres from the ground floor and the roof be assessed from the perimeter of the building. The inspector will not disembark from the ladder, however, the inspector will move the ladder around the entire perimeter of the building where possible and the inspector will assess and make comments on the roof subject to what can be seen at the gutter line at a maximum height of 5.4 metres.
  2. A two-person team can return to the property to inspect the roof using an extension ladder and a harness up to 5.4 metres from the ground floor and the roof be assessed from the perimeter of the building. The inspector will disembark from the ladder.
  3. A single inspector will return and with the use of a drone will inspect the roof and make comments on what can be seen by using a drone over the subject roof. No footage will be saved nor supplied, however, all findings will be recorded within the written report.
