In today’s ever-evolving landscape, an increasing number of Australians are incorporating granny flats or additional dwellings into their primary properties.

This includes residential dwellings, houses, semis, and terraces, along with any granny flats or conversions within the primary dwelling that result in multiple dwellings within a single main building.

But what exactly constitutes a second dwelling?

At The Property Inspectors, we define a second dwelling based on the presence of the following features:

  • A bathroom
  • A kitchen
  • A laundry or shared laundry
  • A separate front door
  • A designated letterbox

Please note that any second dwelling or granny flat will not undergo inspection or be included in the report unless a second inspection fee is provided, approved, and paid by the party commissioning the inspection.

In cases where both the main dwelling and the second dwelling (or granny flat) are inspected together, the inspection findings will be seamlessly integrated into one comprehensive report. This report will contain distinct chapters covering each dwelling, ensuring a thorough assessment of the entire property.
