The Property Inspectors work closely with real estate agents, as they often engage our services to prepare reports for their vendors based on their instructions and briefs.

We are asked to produce our reports within a quick turnaround time, and we strive to provide reports within 24 hours to appease the vendor and listing agents’ brief or instructions. However, you need to understand that our reports are based on the documentary facts available to us at the time of inspection, whether it be within the strata company’s office or online, and what was available to us within that 24-hour period whilst producing the report and the documents at hand.

We strongly recommend that if a property you are recommending to your clients has an existing vendor-prepared strata report, you obtain a copy of that report and you commission your own report just before the exchange date. This will ensure a more accurate assessment of the property at hand, with any missing documents or facts within the initial vendor report, being included within our report that you commissioned from TPI.

we encourage you to request that any missing facts from the vendor’s report be part of your brief to TPI when commissioning our services. This way, we can prepare a buyer’s commission strata report that addresses your specific requirements and incorporates any previously missing information. This will put your office and your clients in a stronger position before proceeding with the purchase.

7. Does the strata scheme comply with Fire Requirements, Work Health and & Safety Obligations and Asbestos Management?

8. Is there any information in the records approving animals?

9. Are animals permitted?

10. How much is in the sinking fund and administrative fund?

11. Are any of the funds in deficit?

12. Are there any current legal matters? Have there been any legal matters in the past 3 years?

13. Building defects or homeowner warranty claims for defects

14. Breaches of By-Laws (Rules and Regulations for this building)

15. Is there any disharmony?

16. Major income and expenditure over the past 3 years; Proposed Major Expenditure

17. What is the current value of the building?

18. Is the building insured and if so adequately insured? (Details of the insurance and cover)

19. Are there any compliance-related matters within the records such as window and balcony compliance?

20. Is there a sinking fund forecast? (A report prepared to detail what the levy contributions should be over the next 10-15 years including detailed maintenance)

21. Are there any known disputes within the strata scheme?

22. Copies of annual general meeting minutes, extraordinary general meeting minutes and executive committee meeting minutes.

23. Copies of building reports and extracts from compliance reports.
