Expert Witness Reports
What are they?
A building expert witness report is a Quality Control inspection on works in progress or completed works performed by a Builder/Contractor.
We will inspect and determine whether the built form complies with:
• Australian Standards (AS)
• Building Code of Australia (BCA)
• National Construction Code (NCC)
• Department Of Fair Trading Standards & Tolerances Guidelines (DFT)
Our reports have each defect outlined as follows:

Our reports are prepared in accordance to the format compliant within NCAT & Local/District courts.
Why Are they needed?
An expert witness report is a document prepared to commence legal proceeding with NCAT or Local Court.
The report is prepared for the consideration of the consumer/builder/solicitor prior to their submission to court and their opposing party.
The report is to be used by our client and/or their solicitor, together with the member within NCAT or a judge at the local or District Court rooms as a 3rd party independent report on the building matters within the case.
Once our expert witness report is produced, a Scott Schedule can be generated to form the basis of a monetary claim against the builder or in defence of a claim brought to you by the consumer.

The fees listed on our website apply exclusively to submissions for NCAT proceedings.
For all other matters—including claims in Local, District, and Federal Courts—fees are determined on a case-by-case basis. Please contact us directly for a tailored quote.
Important Notice
If you intend to make a claim under the Design and Building Practitioners Act for Class 1 or Class 2 construction:

+Site Inspections standard hourly rate on all inspections is $300 Plus GST Per Hour
Our hourly rate includes travel time to attend site to inspect and quote on the works, if approved whilst we are on site and our quote is accepted and the job proceeds on the day of the quote being submit the $300 fee comes off the quoted sum

SPECIAL NOTE, it is common for a new building to have in excess of 100 defects at handover. Our price list items above are options available up to 60 defects, and should the defects go beyond the defects noted within your Work Order all additional defects over and above the defects noted within your Work Order will be charged at a pro-rata basis using the set quantity of defects within your Work Order as the basis of the charge.
SPECIAL NOTE, Our inspector does not keep a record of the quantity of defects whilst they are on site assessing and reporting on the subject property, the building inspector only knows the quantity of defects once they return to the office where they have access to the Building Code of Australia legislation, National Construction Code, Australian Standards and Department of Fair Trading Standards & Tolerances Guidelines, as our inspector takes the notes whilst on site and they are confirmed as defects or deleted once the inspector returns back to the office and reveiws these legislations.

You acknowledge that any defects identified by our inspector beyond those outlined in quantity of defects within this order will be reported and charged at a pro-rata rate, as detailed in our pricing structure available on this page. - Responsibility for Additional Fees
If defects outside the initial scope or exceeding the standard allocation for your selected report type are identified, you agree to be liable for the associated additional fees. These fees must be paid in full prior to the release of your final inspection report. - Understanding of Pro-Rata Charges
You confirm that you understand what pro-rata charges are and how they will be applied to your account for any additional defects reported beyond the scope and quantity of defects within this order. - Acceptance of Additional Fee Risk
You acknowledge and accept the risk of incurring additional fees associated with this order. These fees will be charged on a pro-rata basis in accordance with the pricing structure provided on this page and that you choose to proceed with. (Non Urgent, RRP, Urgent) - Binding Agreement
By placing this order, you acknowledge that a binding agreement is created between you (the commissioning party) and The Property Inspectors, regardless of any third parties associated with your project. - Confirmation and Acceptance
By ticking the confirmation boxes below, you signify your acceptance of all terms outlined above. This action forms a legally binding agreement between you and The Property Inspectors, including acceptance of responsibility for any applicable fees beyond the initial quoted fee. - Final Acknowledgement
